Before you dive into mass production of something on that acre, dive into the regs, taxes, testing, and inspection type fees that will be required. Blue states LOVE to fatten their pockets at the expense of someone just trying to get by. Make sure the aspect of the industry you dive into will not have you pulling your hair out and filing chapter 11 after the first year.

Make sure you'll still be able to love it.

Like @H.A.F. said learn the regs and find out who establishes them and how they come to decisions so you can be the voice of reason/ advocates when they start talking crazy and play fuck-fuck games with the business.
