So I need some help

Good morning guys,
Need some advice non weed related, but light one up as I try to explain the situation as best as I can. A lot of you know that I am from Alabama. My family has owned a 45 acre plot of land that extends down to the Mobile river that would be worth a lot of money. I will get back to that. My sister called me a couple of days ago and asked me what I thought should be done with it. Mind you this is a place where I spent many many days as a kid riding horses and 4-wheelers. Above that It holds sentimental family value because there is a cemetery and church that goes back at least 3 generations. I have always heard my mom always talk about selling it. My grandmother never gave her permission. Too be continued

Now my Grandmother and Great Aunts are the only children of my Great Grandfather that are living and have been taking care of the property and paying taxes. My Grandmother and Aunts want to divide the property so that the kids of their brothers that have passed away can do with their part as they want but my Grandma wants to keep it in the family. Wanted to know what you guys would do to help your Grandmother not get screwed. Some of my cousins are dumb asses and I wouldn't trust others Im not sure. Oh by the way stay tuned because I have been doing some research and this story is about to get interesting

rental properties? Someone reliable holds the deed, but leases to the family members. Even if it's for no $$$. Spit-balling, don't know the legality,

There will be no more land made. Keep it however you can.

Grandma paid taxes for all of those years on that land with the intent of it staying in the family..right?

then anyone who wants a share should have to divide out how much land they are wanting to receive....and write Grandma a check for the TAXES she paid all of those years on that amount of acreage. bottom line....they need to be vested in it all/everyone needs to be vested in it the same way...or they will simply flip it..take the cash...and run without ever putting a cent into it. As @H.A.F. said...they aren't making more land...and there isn't any out there ANYWHERE that is FREE. Fuck that. If you don;t wanna see/help yer own Grandma be enriched/paid back...>>>>fuck off and die<<<< is my thought. They don't DESERVE THE LAND IN THE FIRST PLACE.

But I'm a 'take responsibility for yourself or fuck off" kinda guy who has been around the block a bit on this kinda shit. Family dynamics will play heavily into it all. I'm only gonna come out well in my own situation cus everyone else is dead. Amazingly....the druggie of the family that everyone thought would crap out early is is the last soldier standing.

So did some digging. My great grand father also bought stocks in the company that he bought the land from, called Forest Oil corporation. Now Sabine Oil and Gas. Also I looked up the property records the only people listed on the deed/taxes are my Grandmother and one of my Aunts. So out of 5 brothers and sisters only 2 are listed. Hmmmm. As far as Forest Oil/SabineOil. I am not sure if the rest of the family knew about this but gonna check it out

Grab an attorney. Elder law attorneys are typically deal with stuff like that around here. They can steer you in the right direction if they don’t.

Sucks what’s happening Never a good outcome unfortunately. Wife’s family had a similar story, fortunately one of the kids is well off and he just paid everyone off and put it all in his name.

Keep it for your kids and their kids.. you know how much you loved it as a kid. That is if you will use it.. Wait until granny passes then worry about it.. there is no hurry.. that's been in your family a very long time.. keep it for now.. if your hand is forced stick with granny.. my 2 cents worth..
